Miranda covered by transfer certificate of title numbered N-269024 of the Registry of Deeds of Quezon City, containing an area of five thousand (5,000) square meters, located at lot 385-B (LRC) PSD-15929, Mirandaville, Tawid Sapa II, Barangay Kaligayahan, Quezon City, Metro Manila as applied for by its HOA President Mr. Armando R. Arpon, with office address at the same project location, as a variance pursuant to section 9, rule III of the implementing standards, rules and regulations of Batas Pambansa Bilang 220.
